What Austin neighborhood is nice?  What can you afford or qualify to buy?
  What Austin Texas Real Estate agent will help us relocate the easiest?  Where do you begin if you're an Austin first-time home buyer?   The questions just seem to keep coming, don't they?  Well...
 
After closing nearly $100 million in real estate and mortgage transactions - can I strongly suggest that you DON'T want to buy Austin Texas homes for sale like you'd buy a car!  With the new mortgage and credit mess going on now, you'll absolutely need to get going on your loan financing Pre-Approval FIRST -- before you ever start house shopping; and even if you have perfect credit.  Have a licensed Texas Mortgage Lender review your credit, your income and check your debt ratios - as loans have changed drastically in the past 6 months (especially the $0 Down loans we do!)  There's no sense in looking at Austin homes that are $50,000 out of your price range!     
 
Austin Texas Real Estate listings can be see in Travis County, in Williamson County and homes in Hays County. Of these three counties, you'll find the most homes listed and Austin condos for sale in Travis County.

Downtown Austin Real Estate has the cool eclectic city living lifestyle that many people prefer.  The properties in the North Central Austin Real Estate market continue to sell well with a tremendous demand for listings.  The Northwest Austin Real Estate area is very popular too - and offers more of a suburban & family lifestyle.

You'll find the more pricy and luxury homes in West Austin Real Estate and near Lake Austin in Westlake Real Estate that are fabulous to look at, with bigger yards and the seclusion of privacy.  You might even consider Austin Waterfront Properties in a suburban neighborhoods or in one of the surrounding areas.
 

The Austin Texas Real Estate listings also include the popular surrounding areas in the Steiner Ranch Real Estate area is a beautiful area that has the University of Texas Golf Course meandering through the lushing rolling hills there.
 
Typically, we've found that there are four main concerns that most Austin home buyers and sellers have: 
 
1)  Finding a home close enough to your job (so you're not commuting all day!)
2)  Near a nice Local School (...if you have kids or are planning a family.)
3)  Do you prefer a new or resale Austin Texas home? (Ask me about the hidden deals I can help you get on an Austin new home builder!)
4)  And, what mortgage financing can you get - and how expensive of a house can you afford?
 
 
Speaking of which....

Do you know what the #1 MISTAKE people make and what's the #1 COMPLAINT to the Texas Real Estate Commission when buying or selling Austin homes - especially when people are buying Austin new homes?
 
Shockingly - it’s that there was confusion on the Purchase Contract and the Buyers or the Sellers got 'screwed financially' because they didn’t understand or were not clear on the Contract they had signed!  What's amazing is that only a small fraction of those complaints were filed against experienced Austin Texas real estate agents or experienced Austin Texas Realtors.  The majority of the complaints in 2007 and the majority of people who get pissed during and after the closing used inexperienced or part-time Realtors - or NO Austin Realtor at all (…especially buying new homes in Austin TX.)  
 
Why wouldn’t you want experienced Austin Texas real estate agents sticking up for YOUR legal rights when the Sellers or Buyers decides to try to “screw you over” financially - or if there’s a problem on the mortgage loan?  Did I mention that I’ve personally closed nearly $100 million in real estate and mortgage loan transactions…and have always been able to negotiate or resolve every single problem we’ve encountered since 1998.  I’m not saying that to brag, but instead to let you know that a professional Austin Texas Realtor helping you is absolutely mandatory, especially when problems come up!  If you were accused of murder, would you hire a cheap part time attorney to help you?  Don’t forget, a home Buyer pays $0 real estate commissions as those are customarily paid by the Sellers and by the Austin new homes builders.

What about looking at an Austin new home builder?  New homes in the Austin Real Estate area are selling very well (unlike the rest of the United States Real Estate markets where housing prices are falling and foreclosures are high.)  Many Austin builders offer close-out deals (on a home that's already built and ready for you to move in) where you can buy it for $10,000 to $50,000 below other houses just like it in the same neighborhood!  I get a weekly list directly from the builders, if these close-out deals interest you?
